Revaluation Results on the Way to Twp. Residents

Notices of preliminary assessed property values are being sent out this week.

Some township residents will get good news in the mail this week.

Gloucester County  announced Monday that revaluation notices are being sent to township residents, detailing the  2011 preliminary assessed value of their properties. 

County Freeholder Director Robert M. Damminger said that through the revaluation, annual property taxes for the average residential property will decrease by $276.43.

However, through the revaluation, the assessed values of some properties will increase, while others will stay the same.  

The last time a townshipwide reassessment was completed in West Deptford was 1994. Last year, the township's overall tax rate was calculated based upon assessed values that were set at an average of 55.62 percent of true value. The average residential assessment in 2010 was $117,549. After the field work for the revaluation was completed, taking into account the present day real estate market, the average residential assessment for 2011 is $208,179, which is 100 percent of the true value, according to the county.

The average 2010 tax bill in West Deptford was $5,168, and is projected to be $4,892 this year, according to figures provided by the county. This includes municipal, school and county taxes. The overall property tax rate would decrease from $4.397 to $2.35 per $100 of assessed value now that all properties are assessed at market value, according to the county. 

Taxpayer meetings with representatives of Appraisal Systems Inc., the company that conducted the revaluation, will be held at RiverWinds Community Center beginning Thursday, Feb. 24.
